This is worth understanding before you hire any termite company.
At large pest control companies, the license that allows the company to operate often belongs to someone who does not work at your local branch. Termite work is technical, and a treatment that is done sloppily or in the wrong location is essentially the same as no treatment at all.

How I Treat Subterranean Termites
The standard approach is what is called the trench and treat method. I move items away from the foundation, dig a shallow trench in the soil around the perimeter of the home, apply a long-lasting professional-grade termiticide to the exposed soil and the foundation wall, and treat the backfill soil as I replace it. The result is a continuous termiticide barrier around the home that subterranean termites cannot cross to reach the structure.
Even without an active warranty, a properly applied subterranean treatment is designed to provide over a decade of protection.
For Interior Issues
If termites have already established themselves inside the home, through a slab crack, around a plumbing penetration, or in an area the original treatment did not reach, I have specialized equipment to treat those areas without tearing the home apart. The wall void injection needle lets me treat inside wall voids through a pinhole at the top of a baseboard, which I then fill with drywall spackle. You will barely know it was done. This is significantly less invasive than the extensive drilling that used to be standard practice.
For Difficult Conditions
Florida soil can do strange things over the years, especially under older homes or homes with drainage issues. Voids can form under foundations, slab cracks can extend in ways that bypass barrier treatments, and erosion can create conditions that make standard treatment ineffective. In those situations I use sub-slab injection equipment to deliver termiticide directly under the foundation, and in the more challenging cases I can use termiticide-infused foam that expands into voids and crawl spaces to ensure complete coverage where standard liquid treatment cannot reach. Most termite companies in this area do not have this equipment or the experience to use it correctly.

Drywood Termite Treatment with TimBor
This is the add-on that no other termite company in Malabar offers the way I do.
For just $300 added to your subterranean treatment, I can also provide a complete attic borate treatment to prevent drywood termites. TimBor is a borate-based product that gets applied as a light spray to the lumber in your attic, almost to the point of runoff, where it soaks into the wood. Over the next couple of years, the borate slowly distributes throughout the wood, making it permanently impervious to termites.
The remarkable thing about borate treatment is that it lasts the life of the wood. We are talking over 100 years of protection from a single application. Termites that try to feed on treated wood die. Existing colonies hiding in the lumber get eliminated as the borate spreads. New colonies cannot establish themselves in wood that has been treated.

What Happens If You Already Have Termites
If you are already seeing signs of termite activity, the situation is more urgent than most homeowners realize. Subterranean termites can do significant structural damage in a relatively short time, and the damage compounds quickly once a colony establishes itself in the home.
Signs to watch for include mud tubes on foundation walls, floor joists, or anywhere soil meets wood, discarded wings near windows or in spiderwebs after a swarm, hollow-sounding wood when you tap on baseboards or door frames, and small piles of frass that look like sand or coffee grounds underneath wood surfaces. Termites also have a distinct musty odor. After 25 years of inspections I can often smell an active infestation before I see any physical signs.
If you see any of these, call. The damage is already happening and waiting makes it worse.

The Annual Warranty
My termite warranty renews annually starting at $265. Every renewal includes a personal inspection by me and a booster treatment of termiticide applied to the soil around your foundation. That booster accounts for things that change over time, new landscaping, soil settling, drainage changes, anything that could affect the integrity of the original barrier. Most companies do not include this. I do, because it is the right way to maintain long-term protection.
If termites breach the barrier during the warranty period, retreatment is covered. Repair coverage up to $1,000,000 is included.
If you sell the home, the agreement transfers to the new homeowner for $50.

Monolithic Slabs: The Malabar Standard
Most Florida homes use monolithic slabs. This is a single, continuous piece of concrete that combines the foundation and floor, poured directly onto the ground. Their durability and cost-effectiveness make them a preferred choice for builders, especially in sandy Florida soils.

Supported Slab Termite Treatment
Supported slabs are foundations elevated by a system of piers, beams, or blocks. This construction is common for luxury homes, oceanfront properties, and those with challenging soil.
These slabs require a more extensive and specialized treatment because we must treat both sides to create a complete barrier. This results in a higher cost compared to monolithic slabs.

Floating Foundation Termite Control
Floating slabs are designed for homes in areas with poor or uneven soil. They are detached from the main structure to allow for slight movement, and are often used for luxury or oceanfront homes in Malabar.
