Sebastian has higher than typical subterranean termite pressure, and there are a couple of specific reasons for it that homeowners here should understand.

Buried Slash Pine

A lot of the lots in Sebastian had slash pine trees on them when they were cleared for construction. In many cases those trees were not fully removed. They were buried, pushed into the ground, or left to decay underground as part of the lot clearing. Decomposing slash pine is one of the favorite food sources for Eastern subterranean termites, and a buried stump or root system underneath a yard can sustain a large colony for many years. Once that colony establishes itself underground, it expands outward looking for additional food sources, and the wood framing of your home is exactly what it finds.

This is something homeowners have no way of knowing about unless they are aware of how the lot was prepared, and even then the activity is often invisible until termite damage shows up inside the home.

This is a problem I see often in Sebastian and it is genuinely worth understanding. Homes without gutters allow rainwater to pour off the roof in sheets and saturate the soil right against the foundation. Over years of repeated heavy rainfall, that runoff can erode soil and create voids or even small sinkholes underneath the home itself.

Those underground voids do two things, both bad. First, they become extremely difficult to treat for termites because conventional soil treatment relies on the termiticide creating a continuous barrier in the soil around the foundation. A void or sinkhole disrupts that barrier and gives termites a path that the treatment cannot reach. Second, the same underground erosion that creates the termite problem also affects the foundation itself, and foundation damage caused by drainage issues is generally not covered by standard homeowners insurance.
