Termite Control in Viera
Viera is one of the newer master-planned communities on the Space Coast and that newness shows in the housing stock. Almost every home in Viera was built in the 2000s or later, and new construction is still going up throughout the community. That makes Viera a different termite landscape than older parts of Brevard County. The buried slash pine problem that drives so much termite pressure in Palm Bay and parts of West Melbourne is not a factor here. Viera was farmland before development, so the underground food sources that sustain subterranean termite colonies for decades in those older neighborhoods simply do not exist underneath most Viera homes.
That does not mean Viera is termite-free territory. It is not. Subterranean termites are active throughout Florida year-round and they will find any home given enough time, regardless of what was on the land before construction. New homes are not protected just because they are new. Drywood termites enter through gaps in soffits and rooflines and establish colonies in attic wood without any contact with the ground. Preconstruction termite treatments do not last forever. Cracks develop in slabs over time. Drainage changes as landscaping matures. Settling happens.
Viera also has more variety in construction methods than most communities in Brevard County. Block construction is the most common, but there was a period during Viera’s development when solid poured concrete homes and foam-filled wall construction were going up. Those construction types are sprinkled throughout the community, and each has its own considerations for termite treatment.

Most termite companies make you wait for a salesperson before they will tell you what anything costs. That salesperson’s job is to figure out what you can pay before they quote a price.
That is not how I operate.

Termite Treatment for Viera’s Different Construction Types
This is something most termite companies in this area do not think carefully about. Viera has more construction variety than most Brevard County communities, and the treatment approach matters.
- Concrete block homes are the most common in Viera. Block construction does not protect against termites because the wood framing, trusses, baseboards, and door frames inside the home are still entirely vulnerable. Treatment is the standard trench and treat approach around the foundation perimeter.
- Solid poured concrete homes were built during a specific period in Viera’s development and offer some additional resistance because there are fewer cavity spaces and less variation in the wall structure. However, the attic, the wood inside the home, and any wood elements like trim and door frames are still completely vulnerable. The exterior treatment is similar to block but the inspection approach differs because the entry points and conducive conditions are different.
- Foam-filled wall construction is a category that requires more specific knowledge. The foam insulation in those walls can create hidden pathways that termites use to travel undetected, and rigid foam below grade is a known issue for termite entry. Inspection of these homes requires understanding where to look for evidence and how to treat properly. This is not a construction type most termite technicians see often, and it is one where experience matters significantly.
The pricing is the same per square foot regardless of construction type. The difference is in how the inspection is done and where I focus the treatment for each home.

Why You Get Better Termite Control From an Owner-Operator
At large pest control companies, the license that allows the company to operate often belongs to someone who does not work at your local branch. The technician at your door may have been hired with minimal experience and trained over a few weeks. Termite work is technical, and a treatment that is done sloppily or in the wrong location is essentially the same as no treatment at all.
When you hire me, you get the licensed owner-operator who has personally treated thousands of homes in Brevard County and spent years doing nothing but termite control at a national chain before going independent. I do the inspection. I do the trenching. I do the application. I am personally accountable for the result, and in over 25 years I have never filed an insurance claim for termite damage. Not once.

How I Treat Subterranean Termites
The standard approach is what is called the trench and treat method. I move items away from the foundation, dig a shallow trench in the soil around the perimeter, apply a long-lasting professional-grade termiticide to the exposed soil and the foundation wall, and treat the backfill as I replace it. The result is a continuous termiticide barrier subterranean termites cannot cross.
For interior issues, the wall void injection needle lets me treat inside walls through a pinhole at the top of a baseboard, which I fill with drywall spackle afterward. You will barely know it was done.
For homes with soil voids, slab cracks, or any conditions that make standard treatment less effective, I have sub-slab injection equipment to deliver termiticide directly under the foundation, and termiticide-infused foam that expands to fill voids and unreachable areas. Most termite companies in this area do not have this capability.
Even without an active warranty, a properly applied subterranean treatment is designed to provide over a decade of protection.

TimBor Attic Treatment for Drywood Termites
For just $300 added to your subterranean treatment, I can also provide a complete attic borate treatment that prevents drywood termites and lasts the life of the wood.
TimBor is a borate-based product I apply as a light spray to the lumber in your attic, almost to the point of runoff. The borate soaks into the wood, and over the following couple of years it distributes throughout the lumber. The result is wood that is permanently impervious to termites. Drywood termites that try to feed on treated wood die. Existing colonies are eliminated as the borate spreads. New colonies cannot establish themselves.
The remarkable thing about borate treatment is that it does not break down over time the way most insecticides do. Once it is in the wood, it stays there. Over 100 years of protection from a single application.
Combined with subterranean soil treatment, the attic borate gives your home complete termite protection from below and above. The $300 add-on is one of the better investments any Viera homeowner can make, particularly given that drywood termites do not care how new the home is.

The Annual Warranty
My termite warranty renews annually starting at $265. Every renewal includes a personal inspection and a booster treatment of termiticide applied to the soil around your foundation. That booster accounts for things that change over time, new landscaping, soil settling, drainage changes, anything that could affect the integrity of the original barrier. Most companies do not include this. I do.
If termites breach the barrier during the warranty period, retreatment is covered. Repair coverage up to $1,000,000 is included.
If you sell the home, the agreement transfers to the new homeowner for $50.

Signs of Termites in Your Viera Home
Mud tubes on foundation walls, floor joists, or anywhere soil meets wood. Discarded wings near windows or in spiderwebs after a swarm. Hollow-sounding wood when you tap on baseboards or door frames. Small piles of frass that look like sand or coffee grounds underneath wood surfaces. A distinct musty odor in any area of the home.

Monolithic Slabs: The Foundation of Viera Homes
Monolithic slabs are the most common and reliable foundation for homes in Viera and across Florida.
They are poured as a single piece of concrete, making them incredibly durable and resistant to the area’s sandy soil and unique climate.
Their strength and cost-effectiveness make them the preferred standard for both builders and homeowners.


Supported Slab Termite Treatment
Supported slabs, which are foundations elevated by piers, beams, or blocks, are common for larger, heavier, or luxury Viera homes, especially along the coast.
Treating these slabs is more complex, requiring treatment on both sides of the foundation.
While the process is more intensive, it provides a comprehensive termite barrier for these unique homes.
Floating Foundation Termite Control
Floating foundations, a type of supported slab, are used in areas with poor or uneven soil, and are common for luxury Viera homes.
Because of their unique, detached design, they require a comprehensive termite treatment on both sides.
While this process is more involved than for monolithic slabs, it provides a complete and effective barrier against termites.
