Pest Control and Lawn Care for Suntree Homes
Suntree is one of the most well-kept communities on the Space Coast, with established neighborhoods, mature landscaping, and the kind of HOA standards that make most yards look good even without much effort. Baytree, where I work regularly, is similar, beautiful homes, manicured properties, and high expectations for how everything is supposed to look.
The flip side of all that lush vegetation and irrigated landscaping is constant pest pressure. Fire ants are a regular problem throughout Suntree, particularly after heavy rain when saturated ground forces colonies toward homes. Ghost ants, Argentine ants, white-footed ants, and carpenter ants are year-round issues. Large roaches and the full range of Florida household pests are active every month of the year. Subterranean termites are a concern despite Suntree’s relatively newer construction, the surrounding habitat and Florida climate guarantee they will find any home eventually.
The other reality of Suntree is that a lot of the lawns here are overwatered and scalped, and that visibly hurts the way they look. The best lawns on any given street are rarely the ones getting the most water and the most aggressive mowing. They are the ones getting the right amount of slow-release fertilizer, treated for the specific insects damaging Florida turf, and watered only when actually necessary. The bar for having one of the better-looking lawns in Suntree is not as high as people assume.
I have been serving Suntree and Baytree for over 25 years as an owner-operated, veteran-owned business. You get me at every visit, a direct line to my cell, and guaranteed results with no long-term contracts.

WHAT OUR CUSTOMERS HAVE TO SAY
Combined Pest Control and Lawn Care Program
This is the service that genuinely sets my offering apart in Suntree. I provide combined pest control and lawn fertilization and insect control in a single visit every six weeks. Instead of paying for quarterly pest control plus a separate lawn care company, you get both handled together more frequently for a single combined price.
How It Works
Service increases from quarterly to every six weeks when you add the lawn program. Every visit includes a granular lawn application combined with the full perimeter pest control treatment. There is never a visit where only one thing happens. Every time I am there, something is getting applied to the lawn that does more than one job, either a fertilizer with insect control built in, a pre-emergent to prevent weeds, or a weed and feed product.
The Allectus Application
During the appropriate season I apply a granular fertilizer incorporating Allectus insecticide, a professional-grade dual-action product from Envu, formerly Bayer. Allectus combines two distinct chemical classes in a single application. One handles surface feeders like chinch bugs and sod webworms damaging turf from above. The other, Imidacloprid, moves into the root zone and targets subsurface pests like white grubs while also providing residual prevention against fire ants establishing in the lawn. You get turf feeding, current pest knockdown, and future prevention in a single granular pass.
Complying With Brevard County’s Summer Nitrogen Ban
Brevard County prohibits nitrogen fertilizer applications during the summer months to protect the Indian River Lagoon and other waterways. My program is designed around this restriction. During the ban I switch to a 0-0-7 formulation with Allectus and a full complement of minor elements. Your lawn gets zero nitrogen to comply with the regulation but still gets the Allectus insect protection and the micronutrients needed to look good and stay protected through the summer.
Winter
In winter the program shifts to weed and feed product and a pre-emergent to prevent cool-season weed seeds from germinating before they become a problem. Getting ahead of winter weeds is significantly easier than addressing them after they take hold.
Slow-Release Granular Makes the Difference
I use slow-release granular fertilizer that feeds the lawn steadily between visits rather than the quick-flush products that give a burst of green and then leave the lawn hungry. The color holds through the full six-week interval, and if you water only when necessary instead of running irrigation on a fixed schedule, it lasts even longer.
What Most Suntree Homeowners Get Wrong About Their Lawn
This is worth pointing out because it is the difference between an average Suntree lawn and one of the best on the street.
Overwatering is the number one mistake. Your irrigation system is supposed to supplement rainfall, not replace it. Set it to run only when natural rainfall is not enough, and the difference shows up fast. Overwatered lawns develop shallow root systems because the roots never need to reach for moisture. Shallow roots mean turf that stresses easily, shows wear quickly, and is more vulnerable to disease and pests. A lawn watered only when necessary develops the deep root system that produces genuinely healthy color and resilience.
Mowing height and blade sharpness matter. Florida grasses should be cut at the correct height for the species, never scalped. A sharp blade cuts cleanly. A dull blade tears the grass, creating ragged edges that stress the plant and give the lawn a dull yellow cast even when it is otherwise healthy. Most lawn services scalp regularly and run dull blades because it saves them time. If your lawn looks worse after every cut, that is why.
Follow those two rules along with the granular program and your lawn will be noticeably better than most in Suntree.
Pricing
| Service | Price |
|---|---|
| Quarterly pest control only | Starting at $99 |
| Combined pest control and lawn care, with irrigation rain sensor | Starting at $150 every 6 weeks |
| Combined pest control and lawn care, no irrigation rain sensor | Starting at $199 every 6 weeks |
| Rodent bait stations added to service | Starting at $30 per visit |
The price difference for the lawn program comes down to irrigation control. Without a rain sensor, irrigation systems usually run on a fixed schedule regardless of rainfall and overwater the lawn. Overwatered turf requires more product to stay healthy. A rain sensor is an inexpensive add-on that shuts the system off when it rains, prevents overwatering, and brings your service price down.
No long-term contracts. Free callbacks between visits if covered pests return. Seniors and active military receive 10% off. Credit cards accepted at no additional charge.
Pest Pressure in Suntree and Baytree
Fire ants are the most consistent problem throughout Suntree and Baytree. Retention ponds and the wetland areas common in these planned communities provide ideal fire ant habitat year-round, and heavy rain pushes colonies toward homes regularly. Quarterly pest control keeps fire ant pressure managed. Once-a-year fire ant control is available for persistent problems and eliminates colonies for a full twelve months.
Ghost ants, Argentine ants, white-footed ants, and rover ants trail in from trees and plants around the home. The lush, irrigated landscaping common throughout Suntree gives them abundant cover and food sources from scale insects and aphids on plants. I treat the vegetation as part of every service.
Carpenter ants are a regular concern, particularly in homes with any moisture history or wood that has been damaged by leaks. The mature landscaping in established Suntree and Baytree neighborhoods provides plenty of decaying wood for them to nest in.
Roaches including American cockroaches, palmetto bugs, and Smoky Brown cockroaches nest in palm crowns, mulch beds, and garages. German cockroaches require a dedicated treatment when present.
Termites are active throughout Suntree and Baytree year-round. Newer construction does not protect against subterranean termites, only proper treatment does. I offer complete termite control with instant online pricing and a $1,000,000 repair guarantee. See the [Termite Control page] for details.

Roach Control: Say Goodbye to Unwanted Guests
Roaches thrive in our lush environment, from palm tree thatch to the mulch around homes.
They often sneak into garages by clinging to plant pots, cars, or simply flying in.
Our thorough service ensures roaches stay out, with treatments for garages, window and door perimeters, and surrounding areas.

What the Pest Control Service Includes
Every visit starts with cobweb removal and wasp nest clearing from eaves, entryways, and pool enclosures. The exterior perimeter is treated around the foundation, windows, doors, sidewalks, and driveway edges. Trees, shrubs, and plants are inspected and treated for scale and aphid activity that draws ants in. Granular ant bait is applied to active trails and nesting areas. Interior treatment is included at the initial service and annually after that, or any time interior activity warrants it during a scheduled visit.
Once per year, attic dusting with Delta Dust at no additional charge.
Free Attic Dusting Once a Year
Every customer receives attic dusting with Delta Dust once per year at no additional charge. No other pest control company in Suntree includes this as part of a standard service.
The attic is one of the primary routes insects use to enter the living space. Roaches nesting in attic insulation, ants traveling through wall voids from colonies in the eaves, insects coming in through roofline gaps. A perimeter treatment does not reach any of that. I use a specialized modified blower to distribute Delta Dust throughout the entire attic space, covering every corner, every eave, and every void. Delta Dust is the world’s only 100% waterproof insecticidal dust and keeps working in Florida’s humid attic conditions for up to eight months after a single application.
Included in your annual service at no extra charge.
